Modular Hotels in Saudi Arabia and the UAE

News

12 Oct 2026

Somewhere in a factory right now, a hotel room is being finished before its building exists.  The tiles are grouted and the bed is made, and in a few weeks it will be craned into place in a Saudi city, sliding home like a drawer in a well made cabinet.

A modular hotel is built room by room in a factory as complete volumetric units, which are then stacked on site while the foundations and core go up in parallel.  Investors like the certainty it brings to the programme.  Operators like knowing room 101 and room 301 will be identical twins.

Our own Wael Hajj Chehade, Senior Project Manager at Compass, sat down with Construction Week to talk through what really shifts when a hotel in the Kingdom goes modular.  Read the full interview on Construction Week Online.

Here is our short version, with a few opinions of our own.

Decide early, build calmly

Every hotel project has a moment when someone wants to move the sockets.  On a conventional build, that conversation can happen fairly late.  On a modular hotel, it needs to happen before the factory starts.  As Wael explains, the supplier procures materials for every guestroom in one go, so the operator signs off the full room design, MEP included, before manufacturing begins.

This is why the mock up room deserves more attention than it usually gets.  It is the last comfortable place to change your mind.

Investors feel this as extra effort in the early months, and then as a calmer back end, because a frozen design gives the factory a clear brief and the programme a firmer finish line.

The honest maths on cost and quality

Modular has a reputation problem, and it is the flattering kind.  Wael points to a common misconception that it automatically brings substantial cost savings while keeping all the flexibility of a conventional build.  Our view is that the savings show up when you repeat a room many times and commit to it early.  Early commitment is what unlocks them.

On quality, Wael sees results that can match conventional construction, with a sensible caveat.  Some materials and products sit awkwardly with modular systems or their procurement requirements, so specification needs a careful eye.  Mock ups and rigorous quality control are how you get a finish an operator will happily put its name on.

We see all of this from the owner's side on modular hotel work in the Kingdom.  Our job there is simple to describe and harder to do: make sure the factory schedule and the operator's wish list both serve the client's investment.

Saudi Arabia, the UAE and the next wave of modular hotels

Wael sees significant potential for modular to play a larger role in how the Kingdom delivers hotels and other accommodation.  Vision 2030 has set a bold tourism agenda, and modular gives developers one more reliable way to deliver on it.

The next chapter is local manufacturing.  Wael points out that large modular facilities within the Kingdom would make delivery faster and more predictable, and that homegrown capacity sits naturally alongside Saudi Arabia’s wider drive to grow its industrial base.  For investors, the rise of those factories is well worth following.

The UAE brings its own opportunities, with briefs such as staff accommodation and brands with tightly standardised room types sharing the repetition a factory loves.  The principle of deciding early works just as well in Dubai and Abu Dhabi as it does in Riyadh and Jeddah.

Thinking modular?

Bring a project manager in before the modular supplier is appointed and you get to shape the procurement route and mock up programme around your investment goals, with the operator at the table from day one.  Bring one in later and you mostly get to manage the consequences.

Compass works on the client side on hotel and accommodation projects across Saudi Arabia and the UAE, including modular delivery in the Kingdom.  If modular is on your shortlist, book a chat with our team.
